Which parts of the country do you cover?
We are based in Hertfordshire, Bedfordshire and Northamptonshire, but we are not limited to these areas.
I need to sell, but I do not live in those areas. Can you still help?
Usually yes. Even if it is too far for us to travel, we work with other people around the whole country. Please send us your details and we will contact someone in your area who can help. You will not be charged anything for this, and we can usually find the right person to help you.
How quickly can you look at my property? Is there a charge?
We can usually view your property within 24 - 48 hours or whenever is most convenient for you and there is no charge. Our visit is 100% free and there is no obligation or signing of any documentation. It's an informal and friendly meeting to understand your situation and see how we can help you.
How soon can I get my money?
The money can be in your account within 7 to 28 working days OR we can exchange within 1-2 weeks and allow you to move out whenever suits you. We try to work with you to meet your deadlines.
I need to release funds from my house, but really don't want to move. Can I rent the property back?
Yes. In most cases this is possible - and we are happy to discuss this option with you. If you are currently out of work and your house is being repossessed you may well be able to claim 'Housing Benefit' to help pay your rent.
I'm waiting for a sheltered housing place to come free, so I want to agree a sale now, but choose a completion date once I know when I can move. Can I do this?
Yes, no problem. We will agree the sale and exchange contracts. You can then tell us as soon as you have a moving date.
How much will you charge me fr your service?
Nothing. We are NOT estate agents and don't charge a fee. This could result in a saving to you of £1000's and weeks of delay. We'll even pay your solicitor's bill in some cases!
My home is being threatened by repossession can you help?
Yes. We can prevent your property being repossessed and so allow you to continue living in your home. Your neighbours won't know anything has changed. We can even give you the option to buy it back at a later date.
Will I need a solicitor?
Yes you will need a solicitor to handle the legal side of the sale for you. You can use your own or to speed things up we can recommend one for you.
What about my legal fees?
In some cases, we will even pay your legal fees for you. This is decided on a case-by-case basis, and it can be discussed when we visit you.
Will you consider any property?
Yes. Any property, in any condition, will be considered. We see properties in need of work everyday.
My property is in a poor condition and needs a lot of work, is this a problem?
No. We see properties in poor condition everyday.
What if I own a flat, with only a short lease remaining?
It is still worth contacting us, we may still consider making a sensible offer.
Will my neighbours find out about my situation?
No. The sale will be totally confidential, we do not put up "For Sale" or "Sold" signs or put anything in the local newspapers.
My property is tenanted; do you buy properties with tenants in?
Yes. We will buy your property and keep your tenants on.
Do you buy land?
Yes we do, depending on where it is and what it can be used for. Give us a call to discuss.
Will my estate agent mind me selling to you?
Probably - because they will be missing out on their 1.5%-2.5% commission! You should not have to pay an estate agent for NOT selling your house, but check the exact terms of any agreements you have signed. If you have not yet signed an agreement with them, call us first to discuss.
I know someone who wants a fast sale, should I tell you?
Yes, and if you do you could earn yourself a 'Finders Fee' of between £500 to £1000 if we end up buying the property.
I'm in no hurry to sell my house and I want to get the best possible price, should I call you?
No. As you will be looking for above market value. We tend to offer a guaranteed quick sale, for this we expect a 5% profit, excluding our costs.
